Where do I begin? We have some rental homes, which we maintain and take very good care of. Now because of the law one has been trashed and the law is on her side "Grrrrr".
Last November a woman answered our add about a house we had for rent. We did the usual a credit check etc,etc. It wasn't perfect, but we gave her the chance to explain and we worked with her. Angella paid her deposit and first months rent, all was good.
In the town we live in if a renter moves out you are stuck with the water bill, so we keep it in our name and a portion is paid in the rent payment.The renter is required to make up the difference. It is now March and she has never let the water department in to read the meter so we already know that bill is going to be around 300-350 dollars out of our pocket.
OK, back to Angella, when December rolled around she made a a late payment we waived the 50.00 late fee to help her out. That was the last payment we have ever received. Angella wouldn't answer our calls, finally we managed to get a hold of her she was sobbing on the phone and told us he had panreactic and liver cancer (we found out it was a lie) we told her we would work with her. Still no payment when she had promised. We finally filled an eviction (this takes about 45 days before we have our house back).
Two days ago we posted a 24 hour notice we were coming in for inspection (something we are permited to do but can not touch anything). She wasn't there but she has trashed out house. All carpets must be replaced, in the bedrooms there is puke and blood all dried up on the carpets and in the livingroom she put cigarettes out in the carpet (we put this carpet in new for her).
We also provided a stove, refrig, washer and dryer. She has stolen the washer and dryer (they are gone). the refrig is turned off and still has food in it which has been growing mold. The stove is so dirty I'n not sure it can be cleaned.
The sad thing is even though she looks like she has moved out (all furniture is gone, just trash laying around) she is still sleeping there. By law we have no right to do anything to our house. We have to just watch it get trashed until the court says she must leave which is at least another 30 days.
So far with back rent, late fees, court cost, and water bill she owes us about $3000.00, and this amount doesn't include the damage repairs to the house, which now needs all new carpet, appliances, and painting.
Because of this I am starting a website that will help with important facts for landlords, and to bring to light the names of Deadbeat Renters. Not only will a landlord be able to check if a possible renter has good credit, but they can also check on our list to see if their name is on it and to see if they have done any damage to previous rentals.
